ONLINE INSPECTION

We’ll start the conversation with an online inspection of photos of your property.

If the photos indicate pyritic building materials, we’ll schedule an onsite assessment and laboratory analysis.

ASSESSMENT

A trained member of our inspection team will analyse the photos provided and determine if the characteristics of pyrite are present and warrants the extraction of masonry samples.

SAMPLING & TESTING

To prove the presence of pyrite in your building materials, we’ll take samples from your property and submit them to one of our independent lab partners

WHAT IS PYRITE?

Pyrite or Iron Pyrite (FeS2) is a mineral commonly found in aggregate rocks in Ireland. Under certain environmental conditions such as exposure to moisture and oxygen, pyrite crystals expand. Concrete blocks used in construction have been found to contain unsafe amounts of pyrite, meaning the very building blocks of these homes are likely to swell and crumble. In our wet Irish climate, pyrite-heavy cement blocks are destroying Irish homes.

WILL HOMES WITH PYRITE-AFFECTED BLOCKS AUTOMATICALLY DISQUALIFY A MORTGAGE?

We’re not a mortgage company, so we can’t say for sure whether they’ll reject a home based on the existence of pyritic building materials. There are three levels of pyrite in cement blocks: high, low, and negligible. Negligible pyrite results mean your home’s building materials are essentially free of harmful minerals and are more likely to qualify for a mortgage. ARE ALL CONCRETE BLOCKS AFFECTED?

Certain areas of the country are more heavily affected, namely Dublin, Mayo, Louth, Meath, Kildare, Westmeath, Wicklow, Limerick, Offaly, and Clare. If a home was constructed between 1995 and the present day in a county we have mentioned, it may contain pyrite.

IS THERE AN EASY FIX FOR HOMES WITH HIGH LEVELS OF PYRITE?

That depends on the level of pyrite found in a home’s building materials. Low to negligible levels of pyrite will be easier to fix and will cost less than high levels, which can involve invasive home reconstruction and remodelling.

ARE NEW CONCRETE BLOCKS AFFECTED BY PYRITE?

It’s possible. Though concrete block manufacturers are required to have conformance certificates, the question remains of what rigorous testing in the form of Petrographic Analysis was carried out on the products.
